Bihar to Build Three New 5-Star Hotels in Patna to Boost Tourism and Industry
To cater to the growing number of tourists and enhance the industrial environment of the state, the construction process for three new 5-star hotels in Patna has been initiated. The proposal received approval from the State Cabinet on 10.09.2024. On behalf of the Department of Tourism, Bihar State Tourism Development Corporation (BSTDC) has published e-tenders for the selection of developers to construct 5-star hotels on the premises of Hotel Patliputra Ashok, Bankipore Bus Stand, and Sultan Palace under the Public-Private Partnership (PPP) model.
The developers selected through the tender process will be granted lease rights for 90 years, with an initial lease period of 60 years, extendable automatically by an additional 30 years. The detailed tender documents can be downloaded from the portal www.eproc2.bihar.gov.in from January 7, 2025, to February 10, 2025. The last date for bid submission is February 10, 2025, and technical bids will be opened on February 11, 2025. A pre-bid meeting will be held on January 21, 2025, at 12:30 PM at the BSTDC Office, Sikh Heritage Building, Daroga Rai Path, Patna. Interested bidders can participate in the meeting in person or join the meeting online.
Sharing details about the construction of the three 5-star hotels, the Department of Tourism stated that the development of luxury hotels in Patna was felt necessary to cater to tourists and support the growing industrial environment. The construction of these hotels will not only boost economic activities but also create new employment opportunities.
While modern construction is planned, heritage preservation has also been prioritized. The existing historic structure of Sultan Palace will be preserved, and a 5-star heritage hotel will be developed on the premises. Simultaneously, the existing structures at the Hotel Patliputra Ashok and Bankipore Bus Stand premises will be demolished to construct new 5-star hotels.
The proposed development includes the construction of a minimum of 100 rooms on 1.50 acres of land at the Hotel Patliputra Ashok premises and 150 rooms each on approximately 3.24 acres at the Bankipore Bus Stand premises and 4.89 acres at the Sultan Palace premises. Additionally, the construction of 4-star hotels on the remaining land will be optional and not mandatory.
The three proposed land parcels will be utilized for mixed-use development, accommodating both the hospitality sector and public market (retail sector) requirements.
